Local Housing Market

Carthage is conveniently located approximately 42 miles west of Shreveport, LA, 30 miles southeast of Longview, TX and 168 miles east of Dallas, TX.  US 59 and US 79 are two major north/south routes that serve Carthage.  Interstate 20 is within 20 minutes of Carthage.  Major airlines serve the airports in Shreveport and Longview.

The average sales price in Carthage for a single family dwelling for the last twelve months is $103,827 as compared to $108,550 for the average sales price for the same period in the entire Longview MLS.  These are very affordable prices as compared to the national average.  Average marketing time for the same twelve month period was 147 days for all properties in the MLS.  This is an indication that there is not an over-supply of housing inventory

Carthage has three subdivisions that specialize in garden home/town homes.  These dwellings are typically two or three bedrooms, two baths, living/dining combination, kitchen and two-car attached garage.  Sales prices range from $125,000 to $135,000 for a 1,200-1,300 square foot home.  Most of these homes are custom built to the buyer's specifications.  Retirees are the typical buyers of these dwellings.  They are low maintenance and convenient to shopping.  In addition, lofts and subdivisions not requiring yard work exist.

Apartment complexes typically have in excess of 90% occupancy.  One bedroom/one bath costs $265-$375 per month with water paid by landlord.  Two bedroom/one bath costs $314-$475 per month with water paid by landlord.

Single Family Dwellings with two bedrooms/one bath frame or brick veneer $500-$575, tenant pays all utilities and maintains lawn.  Leases are typically for 1 year.  Three bedrooms/two bath brick veneer dwellings-$750-$1,200 per month, tenant pays all utilities and maintains lawn.  Leases are typically for 1 year.

Owner Occupied

A number of single family homes priced in a variety of prices from $49,900 to $588,000 exist in Panola County.

At Winkler House, an assisted living center, each residence is equipped with an automatic fire alarm notification, emergency call system, sprinkler system and secured entryways.  For the disabled and mobility impaired everyday living is made easier, no matter what the circumstance. The extra-wide corridors feature sturdy handrails, and the apartments include a roomy walk-in shower to accommodate a walker or a wheelchair.

The East Texas Council of Governments provides transportation for purposes such as doctor appointments, work, shopping or visiting with family and friends. There is no charge for riders over the age of 60 in the county of residence, but a donation is greatly appreciated. Below the age of 60, a nominal fee is charged to ride within the county of residence and a set fee for longer trips.  Properties are within the ETCOG’s service area.
